A Guide to Paradise: Discovering the Wonderful World of Bali

Long known as an amazing tourist destination, Bali is now attracting the attention of investors due to its rapidly growing popularity and robust economy. This growth is due to several factors, with stable tourist numbers and confidence in the local economy being key.

For example, in 2023, Indonesia's GDP grew by 5.05%, and a year earlier - by 5.3%, which was the maximum since 2013. At the same time, the inflation rate in the country for 2023 did not exceed 4%, which is noticeably lower than in many other countries.

After a temporary lull in 2020 due to the pandemic, the flow of foreign tourists to Bali is quickly recovering: on average, 500 thousand guests visit the island every month, regardless of the time of year, since the season here lasts 365 days a year.

This creates a high occupancy rate for real estate properties.

For example, in hotels the occupancy rate is close to 90%, and in townhouses and villas it is about 80%. At the same time, the number of visitors to the country is still 20% less than before the pandemic in 2019.

Therefore, forecasts for further growth in passenger traffic remain optimistic.

Thus, the island of Bali continues to attract both tourists and investors with its unique opportunities and prospects.

For investors, Bali's local property market provides a favorable environment. The cost of housing here remains at a significantly lower level than in large resort cities.

The average price per square meter for fully furnished apartments or villas with high-quality renovation is about $3,500. What is especially attractive is that investing in real estate in Bali can bring returns that for many countries have long been considered higher than expected.

According to experts, the net profit from the sale of residential properties purchased during the construction stage is 44% after 3 years.

When renting out real estate, you can recoup the investment within 5-6 years, considering the average period.

Bali, an island of inviting beaches and a spirit of adventure, offers a variety of tourist areas, each with its own character and attractive features.

Here are a few of them:

The Bukit Peninsula is the southernmost part of the island of Bali.

There are incredibly beautiful beaches surrounded by high cliffs. Depending on the time of year, there can be either waves or absolute calm. Despite this, Bukit does have shops, restaurants and other necessary amenities, but they are often scattered over long distances from each other, making it convenient to have a vehicle to get around.

Bukit Peninsula includes six districts: Kdonganan, Jimbaran, Pechatu, Ungasan, Kutuh and Benoa.

Kdonganan

Kdonganan is located just behind the airport and is an area with a small number of hotels. Mostly locals live here, and tourists often mistake it for Jimbaran.

The transport infrastructure in the area is quite compact, making it easy to travel on foot. One of the main attractions of Kdonganan is its fish market, where you can not only buy fresh fish and seafood, but also have them prepared to enjoy a delicious meal. Just behind the market is the Ibiza in Bali Beach Club.

Jimbaran Beach starts in Kdonganan and stretches south to the Four Seasons Hotel. This beach is great for walking, jogging in the morning and enjoying the sunset.

The area's advantages include its proximity to the airport, fish market, affordable housing and numerous local shops.

Recommended for those who are looking for accommodation near the airport and do not pay attention to the appearance of the area.

Jimbaran

This area, which is an extension of Kdonganan, begins in the lowlands and gradually rises to the highlands of the Bukit Peninsula, covering the beaches of Jimbaran and Balangan.

The area has a high population density with a mix of Indonesians and expats. There is a good infrastructure with many grocery stores, markets and SPA salons.

Accommodation in the area ranges from budget apartments to luxury villas and hotels. A bike or car is recommended to get around the area, although online taxis are also available to travel to many places.

In terms of entertainment, the area is generally calm, with no nightclubs.

For parties you will have to go either to the south, to Single Fin (which is open once or twice a week), or to Kuta or Seminyak. Fish restaurants such as Menega and Lia Cafe are located along the Muaya beach section and are popular with visitors.

Jimbaran Beach is a great place to stroll during sunset, while Balangan Beach is popular with surfers.

Pechatu, Ungasan, Kutuh (Uluwatu)

Most tourists usually use the generic name "Uluwatu" for the areas of Pechatu, Ungasan and Kutuh.

However, it is worth noting that Uluwatu itself is a famous temple in Pechatu, on the southern part of the Bukit Peninsula.

These areas have a mixed population of locals, including both Indonesian and Balinese visitors, as well as expats and tourists.

There are beautiful white beaches lapped by clear blue waters and surrounded by high cliffs. Although the number of shops here is less than in Jimbaran, many pleasant European cafes and restaurants can be found along the roads leading to the main beaches and surf spots. The area is developing rapidly, becoming known as the "new Canggu".

In terms of housing, the cliffs are home to luxury villas and high-end resorts, as well as more economical penthouses and long-stay lodges in residential villages are also available.

As for transport, it is worth considering renting a vehicle in advance, since not all streets are accessible to taxis.

Among the area's attractions is the Uluwatu Temple on a cliff, where many tourists come at sunset.

The cliffs are also home to sophisticated clubs with swimming pools that attract the glamorous crowd to show off their Instagram moments, such as Savaya, OneEighty, Ulu Cliffhouse, El Cabron. A popular spot for sunset watching and Sunday parties is the Single Fin bar.

Benoa, Nusa Dua

Benoa covers the famous upscale tourist area of Nusa Dua, Tanjung Benoa Headland and Benoa Port. There are shops and markets in the area, but they are located inland.

Accommodation in Nusa Dua is represented by expensive five-star hotels on the first line of the beach, which are popular among tourists due to their convenient infrastructure. Away from the beaches, in local villages, you can find houses for long-term rent.

Transport in this area is essential as shops and attractions are located at a distance from each other and taxis are not available everywhere.

Among the area's attractions are a well-kept park and the Bali Collection shopping area with shops and restaurants.

There are practically no nightclubs in Nusa Dua, and for parties you will have to go to Kuta, Seminyak or Uluwatu.

Nusa Dua's beaches offer comfortable swimming, are kept clean even during the rainy season, and are suitable for families with children.

The area is attractive to tourists who are willing to spend money on a luxurious vacation on the beach near expensive hotels, as well as for those who are planning a long stay on the island and are looking for budget accommodation in local villages.

Nusa Dua is popular among families with children and couples.

Tuban

The Tuban district begins directly behind the airport and consists of several neighborhoods, mostly populated by local residents, so it is unlikely to be considered for living.

Kuta is the first tourist area north of the airport. Opinions about Kuta are often divided: there are those who love the area, and there are those who avoid it. There are dense buildings here, narrow streets strewn with retail outlets and massage parlors.

In this area there are such large shopping centers as Beachwalk, Bali Gallery, Discovery, Lippo. There are also fruit and vegetable markets, but you will need to look for them.

There are no super-expensive hotels in Kuta, but the cost of housing is generally higher than in the neighboring, more glamorous Seminyak. The contingent of tourists coming to Kuta is usually not elite. Among the most respectable hotels are The Anvaya, The Stones, The Sandi Phala, Sheraton Bali.

In the evening, Kuta turns into a fun center with numerous clubs and bars. This is the place where emotions, sounds and movements are concentrated.

Kuta and Seminyak are Bali's most popular club areas. Those looking for more affordable and simple parties will prefer Kuta. Also in this area is the Waterbom water park, recognized as the best in Southeast Asia.

Kuta Beach starts at the airport and extends to Legian Beach. During the dry season, the beach is quite clean, but during the rainy season, debris can wash ashore.

The sand is light and soft, ideal for walking and jogging along the promenade.

Legian

Legian, although it starts in Kut and attracts crowds of people every day, is not known to everyone as an area in its own right. Most consider it "between Kuta and Seminyak". Along the narrow streets there are many shops with clothes and souvenirs.

There is no particular need for transport in Legian. The area is small and you can easily get around on foot. Sometimes during the day there are traffic jams on Legian Street towards the beach, but online taxis are available almost any time.

The area offers many bars and restaurants, although there are few nightclubs.

Legian Beach is distinguished by the fact that there is no heavy traffic along it, which is its advantage. The sand is slightly darker than on Kuta beach, although the difference is almost unnoticeable.

Seminyak

The Seminyak area begins behind Arjuna Street and Double Six Beach, extending north. This area wins the hearts of luxury lovers with its expensive establishments.

Many consider it a more prestigious analogue of Kuta.

In Seminyak, housing is on average more expensive than in the surrounding areas to the south and north. The further you are from the ocean, the more affordable hotels, villas and apartments become.

It is convenient to get around on foot. In the evening, there are traffic jams on Oberoi Street due to taxis, as well as aggressive parking attendants.

Seminyak is famous for its huge selection of restaurants, hotels, nightclubs, beach clubs and boutiques. Art galleries and other entertainment can also be found here.

The sand on Double Six Beach has more volcanic admixture. This beach may not be suitable for lovers of light colored beaches.

Kerobokan

Kerobokan Kelod, just off Oberoi Road, is often mistaken for Seminyak by many tourists. This area retains some of the luxury of Seminyak, but has more spaciousness. In some places between the streets you can still see rice fields, especially in the north, where there is more greenery and nature.

The southern part of the area is convenient to travel on foot, while the northern part will require transport.

The beach sand is a darker shade and this beach is not a popular swimming spot.

Canggu, Tibubeneng (Brava), Pererenan

These areas, collectively called Canggu, are experiencing a huge surge in popularity. Balinese, Indonesians, expats and tourists coexist here, creating a unique atmosphere of relaxation.

Canggu is dominated by beautiful villas and few large and expensive hotels. Although you can find budget accommodation here, it is slightly more expensive than in Bukit, by 20-30%.

It is best to have your own transport, but you can also travel on foot or by taxi.

Canggu and its surrounding areas offer a unique Bali experience, attracting those who value tranquility and closeness to nature.

Sanur

Sanur is located on the east coast of the island. During the rainy season, this place becomes especially attractive as the beaches remain clean, unlike the western beaches, which are plagued by plastic.

You can also go surfing here during the rainy season.

The area is ideal for long-term residence of families with children and those looking to save money. Sanur is often recommended for families for long-term stays, especially those looking to maintain a budget.

Sanur offers both expensive, comfortable hotels on the first line, which are still cheaper than in Nusa Dua, and inexpensive apartments.

The area is characterized by many cobbled streets with sidewalks, making it easy to move around with strollers. Sanur has a tranquil atmosphere that attracts both holidaymakers and permanent residents, including the elderly.

Serangan

Serangan is a peninsula in Bali that has long been a quiet Balinese village with an excellent beach, ideal for surfing during the rainy season. However, land in the area has recently been given over to a large-scale tourism project.

There are plans to build a resort hotel with eco-friendly villas and an opera house. At the moment, there is no affordable accommodation for tourists on Serangan, and surfing is no longer practiced here. However, these changes indicate the development of a new tourism destination in Bali.

Further developments should be monitored to see what future changes will occur in the Serangan Peninsula.

East
Amed

The Amed area of Bali is famous for its diving opportunities.

There are several dive centers and freediving schools along the coastline.

In addition, not far from the coast you can find two sunken ships: an American and a Japanese, which makes this area especially attractive for lovers of the underwater world.

Amed is characterized by a quiet and peaceful atmosphere, with little traffic and a predominant village spirit. Here you can find inexpensive apartments located within walking distance from the beach.

Amed offers a breathtaking view of the Agung volcano, which adds an additional scenic beauty to the place. Traveling from the south of the island, you can also visit the water palaces and parks of the Balinese nobility.

Amed's restaurants and cafes offer simple and unpretentious dishes. Some venues host acoustic concerts in the evening, adding to the atmosphere of this cozy area.

Denpasar

Denpasar is the capital of the island of Bali. This city is characterized by dense buildings and a predominantly local population.

Hotels here are mainly aimed at local residents and undemanding tourists from Indonesia.

The city has areas with spacious parks, such as Renon, where embassies and other administrative offices are located.

If proximity to the ocean and European-level infrastructure are not important to you, then you can consider housing options in Denpasar.

There is a good chance of finding affordable apartments of good quality here.

The main street there is closed on Sundays, creating a pedestrian zone until noon. It is also worth visiting the Kumbasari market, where you can buy souvenirs and inexpensive fruits and vegetables.

Candidasa

Candidasa is an area located on the highway leading from the southern part of Bali to the east. This is a narrow strip of volcanic beach that becomes covered with water at high tide, leaving a small space for a few hotels and restaurants.

In Candidasa, the supply of budget accommodation is limited. Also a small number of European cafes are available to visitors.

This area usually attracts those who prefer peace and privacy, but are willing to tolerate limited entertainment and amenities.

Ubud

Ubud is considered the cultural capital of Bali. There are many art museums and galleries here, as well as various festivals and events.

Ubud offers a variety of restaurants and cafes to suit every taste. You can find many vegan, vegetarian and even raw food establishments in the area.

Due to its elevated location, Ubud has a cool climate with high rainfall. The city is surrounded by rice fields and dense jungle.

There are also many luxury five-star hotels with infinity pools and river canyon views, as well as unique places like the Green Village, where buildings are built from bamboo under the direction of innovative architect Elora Hardy. In addition, Ubud offers many quality apartments at reasonable prices.

Kintamani

Kintamani is the area that surrounds the epicenter of Mount Batur.

Mostly locals live here, and tourists usually don't stay long.

They come here during the day to enjoy the view of Batur Volcano from a cafe, or at night to climb it. Another popular attraction is the hot springs.

When it comes to accommodation, Kintamani offers a variety of options, from affordable guesthouses to cozy villas overlooking Mount Batur.

However, the choice may be limited as it is not the most popular area for tourists to stay.

Tabanan

Tabanan is a unique area with amazing rice fields and black volcanic beaches.

It extends from the ocean beyond Canggu and its neighboring areas to the highlands of northern Bali, covering landmarks such as Mount Batukaru and Lake Bratan.

In Tabanan you can enjoy not only the beauty of nature, but also visit local temples, restaurants and cafes to try Balinese cuisine.

The area is also known for its spas and yoga and meditation opportunities.

The picturesque mountains and lakes in northern Tabanan provide ideal conditions for outdoor activities, including hiking, cycling and walking tours.

North
Lovina

Lovina is a cozy resort tourist area located in the north of Bali. It is located slightly west of the northern capital of the island, the city of Singaraja, and extends along the highway along the northern coast.

Lovina is known for its calm and peaceful atmosphere and is much less crowded than Bali's more popular resorts.

This area is ideal for those who prefer peace and quiet, as well as for travelers wishing to explore the northern regions of the island. Here you can find many accommodation options, from modest apartments to comfortable hotels.

Perhaps due to the small number of tourists and lack of intense competition, budget accommodation options in Lovina may be a little more expensive than in other areas.

Although there are no five-star hotels in Lovina, you can find quite comfortable and cozy accommodation options. The area is also famous for its restaurants, where you can enjoy Balinese cuisine and seafood.

Lovina is a great place for those who want a quiet and relaxing holiday away from the hustle and bustle of city life.
