Buying Real Estate in Thailand Remotely
The maximum rental income comes from apartments managed by large hotel chains, for example, Best Western, Marriott, Sheraton, Wyndham Group. There are few such proposals and they are bought up at the initial stage of construction. It is not always possible to drop everything and fly to Thailand for an apartment. Therefore, we organize the purchase of real estate in Thailand remotely.
1. Object selection
The first stage is the selection of the object. We will help you determine the criteria for choosing an object and, if your goal is investment, then together with you, we will form an investment strategy.
Next, we select several offers that perfectly fit your criteria and provide complete information on them:
- Registration methods
- Payment schedules
- Additional costs: taxes, furniture package and maintenance costs
It is very important at this stage to sort out the terms of the rental program - if you plan to receive rental income.
2. Negotiations with the seller
The next stage is negotiations with the seller. After selecting one or more objects, we will organize a video conference for you in the developer's office with his representative. You can ask questions you are interested in and we will help you agree on the most favorable terms of the transaction. We know how to talk to developers!
3. Reservation agreement
The third stage is the reservation agreement. After choosing an object and agreeing on the terms of the transaction, it is necessary to sign a reservation agreement so that the developer removes it from the sale. To do this, you will need a copy of your passport, phone number, e-mail and postal address.
Based on these data, the developer prepares a reservation agreement for you, which states:
- Price
- Payment schedule
- registration form
- Terms of the rental program
This reservation agreement is sent to you by e-mail. You sign it and send a scanned copy back to the developer.
4. Account for deposit payment
Together with the reservation agreement, you will receive an invoice to pay the deposit. Usually it is 3,000 - 5,000 $/€.
You transfer this money to the details of the developer from anywhere in the world. After that, the developer provides you with a receipt for payment.
5. Signing the major contract
The fifth stage is the signing of the major contract. After paying the deposit, the developer's lawyers prepare the major contract and send it to your email address. You study it and can make the changes. Contracts are standard, but there are some nuances. We will explain to you incomprehensible clauses of the contractor you can use the services of independent lawyers.
After the contract is agreed upon, the developer sends you the originals by courier service to anywhere in the world. You sign them, keep your copy for yourself, and send the rest back to the developer.
6. First payment
Along with the contract, you will receive an invoice from the developer for payment. If you buy at the construction stage, then the developer usually provides you with an installment plan until the end of construction. Here, the first payment is usually 25-30% of the cost of the apartment or house.
The rest of the payment is made according to the agreed schedule because of the contract. Each time before the next payment, the developer provides you with a construction report.
7. Acceptance of the object
Upon completion of construction, the developer invites you to accept the object. If you cannot fly, we will do it for you on your behalf. The builder makes all the shortcomings in the defective statement and eliminates them.
8. Registration of the transaction
The last stage is the registration of the transaction. Usually, our clients fly to Thailand to sign a power of attorney for a lawyer who, on your behalf, will register the transaction with the Land Department on your behalf.
But it is mandatory to pre-submit all documents as the Land Department, which will be notarized. It is possible to do this remotely.
